This apartment was being sold as a Chic Garden Sanctuary with study/2nd bedroom, Peaceful And Private With Lush Tropical Surrounds, Stroll To Woollahra Village And Station. It eventually did at a price of $665k. Another example of what styling can do to the price, because it doesn’t have a car park.

Gosh, I am sounding like a broken record, but here is another great little house with potential, this time in Summer Hill.

 So for the bedroom, I am thinking something like this, as it seems to have a fireplace in there. Obviously not so grand.

Then for the living room, continuing the light relaxed theme, something like this. Somewhat more modern, so it would mean I might paint the floors a black.

Then for the kitchen I would probably keep it as is for the time being, but paint the cabinets and grey matte and change the handles to a brass or white, with brass features like below.

Then for where the dining room is, I would make a study room, like this.

Then for the narrow Bed 2, I would make the dining room, like this, and yes paint the ceiling black. Looks awesome.

Home – Small Spaces

I am in love with this house, even in the modest state it is in now. Love the character of the house, especially the sandstone walls, the floor layout and the position of the lot. I am thinking it would almost be a crime to build a second floor. So in working with what there is this is what I would do.

So the living room might need a splash of colour, say something like this coffee table. Oh, and I would paint all the wooden floors a glossy black.

The main bedroom could do with a grand headboard, like this white glossy one. Even Black would be good.

Seriously, another option for a one bed house in Newton. Check this place out. Interesting that it backs onto the railway. I am not sure about that. But in the game of “what ifs” this is what I would do….

So following the floor plan above, I would change the living room to this.

Then I like the look of this bedroom, with the dark walls and the layers of rugs, and would be tempted to decorate like this.

Lately I have been gravitating towards dining rooms with a big light above the table. The below pictures sums it up. Also, I love the book shelf there too.

Then sadly there is a kitchen then bathroom which blocks any view to the backyard (which is probably good as you look onto the railway line). So firstly lets look into what we can do in the backyard then I will propose something for the kitchen/bath.

So I am thinking that you need to create some privacy at the back fence. Given there could be an opportunity to put in a garage door at the back, if that wasn’t going to be quick, you could put in a large moveable pot like below, to at least make it look good, and then you can move it as and when needs to another area in the garden or use in front of the car when the garage door is put in.

Then I would have a canopy like below, starting that would come out from the back of the house.

So then for the back of the house after the dining area I would then create a hallway, with the laundry on the LHS and the Bathroom on the RHS. The Bathroom would look something like this.
